■Purchasing Property through Real Estate Agent in Japan
License There is only Broker License(Tackuchitatemono Torihiki Shuninsha), but not agent license in Japan.
Purchasing Property Foreigner can purchase and register property in Japan.
Contract Sales Contract (Baibai Keiyakusho) and Disclosure Statement (Juyojikou Setsumeisho) would be signed by the Seller(s) and the Buyer(s).
Deposit and Payments Usually, 10% to 20% of sales price would deposited on conclusion od sales agreement.
Register Property Land & building are to be registered at the Regional Legal Affairs Bureau.
Normaly, a judicial scrivener (Shihoushoshi) would conveyance for the buyer.
It can be aranged through Real Estate Agent.
 Tases There are Registration and License Tax, Immovable Property Acquisition Tax, and Fixed Accets Tax.
Brokerage Fee 3%+60,000 of sales price by law.
■Renting an apartment in Japan
Shikikin Refundable Deposit made to the landlaw.
Reikin Key Money, Not refundable.
Chukai Tesuryo Brokerage Fee. Equivalent to one month rental fee, consumption tax applicable.
Hoshonin Guarantor. Reasonable Local resident would be requested as a guarantor on contract.
Hoshonin System A system for the tenant without reasonable guarantor. Charge of 50% to 100% equivalent to rental fee applicable.
Tenant Insurance Tenant may requested to buy a Tenant Insurance which covers possible troubles within the room.
